What is the appropriate way to address an invitation if you don't know if the person is married (same, different gender) or has a partner or is single?

Hello Sally,

Address the invitation with what you know. Write it to the person's name without any regard for the living situation. Whatever first and last name you know for the person is the one to use. If you are concerned about leaving a significant other off the invitation, then add a "bring a guest" note as well. That's polite and generous!
